Aveiro is under an hour south of Porto. We inspect apartments in the city, older houses in the centre, and houses around Ílhavo, Ovar and along the Ria. Before you sign, a builder goes through the property, costs what he finds and tells you whether to buy, renegotiate or walk away. From €490 + IVA, report within 48 hours.
Water is the theme. Much of the area sits low, near the lagoon and the Ria, with high water tables and sandy ground. Damp at the base of walls, wet ground floors and garages, and drainage that can’t keep up in winter are the common findings. Salt air works on render, steel railings and window hardware, and reinforcement in balconies and parapets rusts where the concrete cover is thin.
In the centre there are older buildings, some with Art Nouveau facades, where the details that make them worth buying, the tiles, ironwork and joinery, are also the expensive ones to repair. Around the outskirts most houses are concrete frame and block from the last forty years, with the usual flat-roof, terrace and window issues.
Every report ends with a condition grade and a clear recommendation: buy, proceed with caveats, renegotiate or walk away, with costed negotiation points. A Portuguese version is included for your lawyer.
