Before you sign, a builder goes through the property, puts a cost range on what he finds and tells you whether to buy, renegotiate or walk away. From €490 + IVA, report within 48 hours.
Most of the older stock is terraced housing with granite fronts, timber floors, timber roofs and lath-and-plaster partitions. These buildings were made to breathe. Plenty have since been renovated with cement render, sealed paint and plasterboard, and that is usually where the damp starts. The wet Atlantic winter does the rest.
Roofs and parapets are the most common big cost. In an apartment the roof is shared and paid for by permilagem, so the condominium minutes and the reserve fund can matter as much as the flat. Newer apartments have their own pattern: tiled terraces with no proper membrane, poor detailing around windows, and ventilation that was never set up.
Every report ends with a condition grade and a clear recommendation: buy, proceed with caveats, renegotiate or walk away, with costed negotiation points. A Portuguese version is included for your lawyer.
