Much of the older city was rebuilt after the 1755 earthquake, with timber-framed walls inside the masonry, timber floors and shared roofs. Many of these buildings have been opened up over the years, with walls taken out and bathrooms added, and nobody checked what was carrying the load. We look for the signs: floors out of level, cracking at openings, doors that no longer close.
Most of what buyers bring us here are remodelled flats. New finishes cover the electrics, the waterproofing under the shower and the state of the building around the flat. We test what we can, say what needs opening up, and give you the questions to put to the condominium before you sign the CPCV.
Every report ends with a condition grade and a clear recommendation: buy, proceed with caveats, renegotiate or walk away, with costed negotiation points. A Portuguese version is included for your lawyer.
