Finding a builder in Portugal without guessing.

A licensed builder’s view of who should build your job and what it should really cost. We source regional contractors, check them properly, write the scope they all price against and level the quotes onto one sheet. You hold the contract. We take nothing from the builder.

Tell us about the job How it works

We find and vet the builders. You choose with the facts in front of you.

Finding a builder in Portugal from abroad usually means a Facebook group, a cousin of the agent, and three quotes that are not pricing the same job. We do it the way we would for our own house: a written scope first, then regional builders checked properly, then a tender they all price against the same sheet.

  • IMPIC alvará checked on the public register, and the class it allows
  • Insurance and financial standing
  • References, and our own eyes on a building they finished
  • Who actually turns up: their crew or subcontractors
  • Capacity: whether they can start when they say
  • How they handle variations and stage payments

Three ways in. Already have a quote? Quote Check, €220 + IVA, written notes in 48 hours. Want the builders found, vetted and tendered for you? That is the front end of project management, priced per project. Haven’t bought yet? The pre-purchase inspection prices the work before you commit, so the builder is quoting against a real scope.

We take nothing from the builder. No commission, no referral fee, no mark-up on their price. You hold the contract with them directly and we answer only to you, which is the only arrangement where our advice on who to hire is worth anything.

Why three quotes are never comparable, and how we fix that.

  1. A builder’s scope of works. Room by room, with the finishes and specification pinned down. Without it, one quote includes the electrics, one assumes you supply the tiles and one has not priced the roof. This is the document almost nobody writes and the reason most jobs go over.
  2. Three vetted builders price the same sheet. Regional contractors we have checked, usually within an hour of the site, because a builder from the city does not want your job in the interior and prices it accordingly.
  3. Levelled comparison. The quotes side by side on one sheet, gaps and thin lines flagged, allowances called out, and a plain recommendation on who to use and why.
  4. Contract and payments. Contract in your name, deposit kept sensible, stage payments tied to work done rather than dates. How that works is in paying a builder without paying ahead.

Lead times are real. A good regional builder is booked three to six months out, and the licensing runs alongside. What that timeline looks like is in how long it takes to get a builder in Portugal.

The checks you can run in ten minutes.

If you would rather find the builder yourself, read how to find a builder in Portugal: vetting, quotes and traps first. It covers the IMPIC register, the deposit that makes you a mark, and the clusters of “different” companies that are the same person. Then what a builder’s quote leaves out before you sign anything.

Builder already walked off the job? That is a different problem: when your builder disappears mid-renovation, and Build Rescue.
