Buying new from a developer? A handover inspection from €590 + IVA, before you sign the auto de receção. Comparing two or three? Property Advisory inspects and costs them all.
What the inspection coversSend us the quote and any drawings. We go through what’s included, what’s been left out, where the allowances look light and how the payment stages are set up. Written notes within 48 hours, with the questions to put to the builder before you sign.
How the Quote Check worksWe act as your representative on site. We vet and tender the builders, check work at each stage before it’s covered up, check every invoice before you pay it, and deal with the Câmara and the architect. You hold the building contract.
How project management worksEvery material finding comes with what it will take to put right and a cost range. The report ends with the points worth taking back to the seller, and what they’re worth.

Bradley is a qualified builder and carpenter who started his apprenticeship in Sydney in 2001, with 25 years building and renovating homes in Australia, London and Portugal since. Before Portugal he spent three years as a government-contracted building inspector and technical advisor in Australia. He inspects the way he’d look at a building before pricing the repairs himself.
Mafalda was born and raised in Porto, trained at Central Saint Martins and has twelve years managing sites. She inspects alongside Bradley and handles the Portuguese side, from the Câmara to the condominium administrator.

Yes. We’re based in Porto and inspect across Portugal, including Lisbon, Braga, Aveiro, Coimbra, the interior, the Silver Coast and the Algarve. Travel is in the quote and you see it before you commit.
It’s priced per project, usually as a fixed fee for the first site review and then a monthly retainer set by how often we need to be on site. Our fee is set out separately from the construction budget.
