How scouting works →There’s a property, there’s a price, and you want to know what you’re actually buying before the deposit goes down. Roof, structure, damp, drainage, services, and the paperwork against the building. Written up properly and back with you inside 24 hours.
What the inspection covers →Two or three of them and you keep changing your mind. We inspect every one, cost the work on every one, and set them side by side on what they’ll cost you finished rather than what the agent is asking. Then a call, and a straight answer on which to buy.
How advisory works →Off-plan or brand new, and the developer wants you to sign for it. Once you’ve signed, the defects are your problem. We go through it room by room, list every one, and give you the document you need to make them fix it.
How handover works →Both are useful. Only one of them changes what you do next. “Evidence of historic moisture ingress to the eastern elevation” is a sentence that has never once helped anybody decide whether to buy a house.
What you want to hear is that the roof has maybe four years left, that doing it properly is somewhere between eighteen and twenty-six thousand, that the scaffold licence takes a month to come through, and that the neighbour shares the structure so she has to agree to it. That’s a decision you can make. We’ve been on the tools twenty-five years across Australia, the UK and Portugal, and we price that work for a living.

Finding and vetting the builder, tendering so the prices are real, and running the job to a certified finish. That’s project management, and if you’ve already paid for advisory, part of that comes off it.

Fine. The report is yours and it’s written so any competent builder can quote from it. We’d rather you had a good inspection and used somebody else than the other way round.

No, and most of our clients aren’t. We arrange access, do the inspection, send the report, and go through it with you on video. A lot of people get all the way to a decision before they ever get on a plane.
