Estate agents are paid by the seller. Buyer’s agents are usually paid a percentage of the purchase price — which means they’re paid when the deal completes, and paid more when it completes higher. None of them are builders. None of them are going to tell you that the charming stone ruína needs a hundred thousand euros of roof and structure before anyone can sleep in it.

What you want, where, roughly what you’ll spend, and what you intend to do with it — live in it, let it, restore it, develop it. That last part matters more than people expect: a building that’s fine as a holiday house can be hopeless as a rental, and vice versa.
We work the listings, the agents and the local network — including the places that never make it online, because in the interior and the north a great many don’t. We deal with the agents in Portuguese so you’re not being handled.
We go and walk them. Filmed and photographed properly, including the bits nobody puts in the listing — the roof, the back elevation, the neighbour’s wall, the damp in the corner of the room they didn’t open.
On each one: what condition it’s genuinely in, what it would take to make it what you want, and a realistic idea of what that costs. Plus the things that stop a project dead — access, services, boundaries, heritage constraints, whether the paperwork matches the building.
Ranked, with the reasoning. Which are worth flying out for, which aren’t, and which look cheap but aren’t once the work is priced in. If the honest answer is that none of them are any good, that’s what you’ll get.

Property in Portugal is old, and a great deal of it has been renovated to selling standard only — new paint, new kitchen, new bathroom, and nothing at all done to the things that actually cost money. Damp, structural movement, end-of-life roofs, drainage, wiring. None of it photographs.
Twenty-five years of building means we read those buildings the way the person who’d have to repair them reads them. When we say a place needs sixty thousand euros of work before it’s worth living in, that’s not a guess — it’s because we’ve priced and done that work.
The cheapest property is very often the most expensive one. The number that decides whether you’ve bought well isn’t the asking price — it’s the asking price plus what the building actually needs. We put both on the table.
