You’re comparing asking prices. You should be comparing finished prices.

Two houses at €340,000 are almost never the same purchase. One needs a kitchen and a coat of paint. The other needs a roof, rewiring, drainage and six months you hadn’t planned on. On paper they’re identical. In practice there’s eighty grand between them, and nothing in either listing tells you which is which.

So people decide on the thing they can actually see. The light in the front room. The view. Whether the agent was nice. Then the builder’s quotes come in six weeks after the deed is signed, and the whole plan changes shape.

The number that matters is the asking price plus what the building actually needs. That’s the only figure worth comparing, and it’s the one nobody hands you before you commit. We work it out for every property on your list.

Your shortlist

You send us what you’re weighing up. Listings, addresses, whatever you have. And what you intend to do with it: live in it, let it, restore it, split it. That last part changes the answer more than people expect. A building that’s fine as a family house can be hopeless as two apartments.

A full inspection on each

Not a drive-past. Each property gets the same inspection we’d run as a standalone pre-purchase survey — roof, structure, damp, drainage, services, the paperwork against the building. Written up properly, one report per property.

The work, costed

On every one of them, not just the favourite. What it takes to get each building to the state you actually want, priced by the people who’d have to do it. Same rates, same assumptions, same basis across the board. That’s what makes them comparable.

Side by side

One document. Every property against every other, on the things that decide it: condition, all-in cost, how long the work runs, what could go wrong, what the constraints are. Including the ones that stop a project dead — access, boundaries, heritage, whether the licensing supports what you have in mind.

We sit down with you, on video or in person, and go through it. This is where the real conversation happens — the things that don’t survive being written down, the hesitations, what we’d do if it were our money. Ask us anything. It’s your hour.

A straight answer

Buy this one. Here’s why. Here’s what it’ll cost you all in, and here’s what you’re taking on. If the honest answer is that none of them are worth it, you’ll get that instead, and it’ll be the most useful thing we ever tell you.

We’re the only ones in the room not earning from the sale.

Every other person advising you gets paid when you buy. The listing agent works for the seller. The buyer’s agent is usually on a percentage, so they earn when the deal closes and earn more when it closes higher. Neither of them is a builder, and neither of them is neutral.

Our fee is the same whether you buy the expensive one, the cheap one, or none of them. Nobody pays us a referral fee and nobody ever will. That isn’t a marketing line. It’s the reason the recommendation is worth anything at all.

Twenty-five years on the tools, in three countries. When we say a place needs sixty thousand before it’s worth living in, that isn’t a guess off a rate card. It’s because we’ve priced that work, and then gone and done it.

Only looking at one property? Then you don’t need advisory. You need a pre-purchase survey, from €490 + IVA with the report back in 24 hours. Advisory is for when the decision is between buildings, not about one.

Questions, answered.

What does Property Advisory cost?

From €2,200 + IVA for three properties — a full inspection of each, renovation costings on all three, the comparison document and the call. It moves with size, value and distance between them. You’ll have a firm figure before anything starts.

How is this different from booking three separate surveys?

Three separate surveys tell you what’s wrong with three buildings. They don’t tell you which one to buy. The comparison is the product here — same eyes on all of them, work costed on the same basis, and a ranked recommendation at the end. Buying three standalone surveys and trying to line them up yourself is both dearer and less useful.

Do I have to have exactly three?

No. Two is common and so is four or five. Three is simply where most people land. Tell us how many you’re weighing up and we’ll price it.

Can you find the properties for us?

Yes, but it’s a separate piece of work. Advisory assumes you’ve already got a shortlist. If you want us to go and build the shortlist first, that’s Property Scouting, priced on top.

Do you take commission from agents or sellers?

No. No agent commissions, no seller kickbacks, no referral fees. You’re the only party paying us, and that’s the whole reason the recommendation is worth having.

What if none of them are any good?

Then that’s what we tell you. We’re paid the same either way. Walking away from three bad buildings is a good outcome, and we’ve delivered that verdict before now.

Do you negotiate the price for us?

Not as part of the advisory fee. What you get is the costed evidence — what the building needs, and what putting it right costs — which is what a price conversation actually turns on. Most clients hand that straight to their lawyer or agent and it does the work for them. If you want us in the negotiation itself, ask and we’ll quote it separately.

How long does it take?

Depends how spread out the properties are and how quickly access can be arranged. Once we’ve walked them all, the comparison and the call follow within a few days. If you’re against a deadline, say so when you enquire. We work to those regularly.

Do I need to be in Portugal?

No, and most of our clients aren’t. The inspections happen without you, the comparison lands in your inbox, and the call is on video. A great many people go through this whole process before they ever get on a plane.

What happens once I’ve chosen?

If you want the work managed, we can run it — finding and vetting the builder, tendering so the prices are real, and running the job through to a certified handover. Part of the advisory fee comes off the management fee if you go that way. Same people from the shortlist to the keys.
