The whole roof, without a ladder.

Most of the roofs we inspect can’t be walked safely, and on an apartment block you usually can’t get onto the roof at all. A drone puts the camera over every slope, valley, chimney and gutter. Then a builder goes through the photos and tells you what’s wrong and what it will cost to fix.

Book a drone inspection What we look at

Everything you can’t see from the street.

On most Portuguese houses the roof is where the big money goes. Slipped and broken tiles, failed mortar on the ridge, valleys full of debris and gutters that were never fitted all show up clearly from above.

  • Tiles, ridges and hips
  • Valleys, flashings and parapet junctions
  • Chimneys and vents
  • Gutters, downpipes and outlets
  • Flat roofs, terraces and membranes
  • Skylights and roof windows
  • Facades, balconies and cornices
  • Outbuildings and walls on quintas and larger plots

What you get. Clear photos of the whole roof, short video where it helps explain something, and every finding written up with what it means and a cost range to put it right. In English and Portuguese, within 24–48 hours.

€290 + IVA added to a pre-purchase or handover inspection. €390 + IVA on its own, for a roof or facade check on a house you already own or a building your condominium looks after. Travel outside the Porto area is quoted up front.

Clay tile roof meeting a granite parapet on a quinta, from one of our inspections

Anyone can fly a drone and take photos. What you’re paying for is a builder who knows what a failing ridge or a badly lapped membrane looks like, and what it costs to fix.

Four situations where it pays for itself.

  1. Apartment blocks. The roof is shared and nobody will give you the key to the roof hatch. The photos show what your share of the next roof bill is likely to look like. More on that in buying a top-floor flat under a shared roof.
  2. Steep, high or fragile roofs. Old clay tile, fibre-cement sheeting and anything over two storeys. Nobody should be walking on those, us included.
  3. Quintas and big plots. Several buildings, outbuildings and walls. It’s quicker from the air, and you can see where the water runs across the site.
  4. After a storm or a leak. Find where the water is getting in before you pay someone to start lifting tiles.

We check the address before we book.

Flights are made by a registered drone operator we work with, under ANAC rules, and a builder from our team goes through every photo. Parts of Porto sit under airport airspace and the historic centre has its own limits, so some addresses can’t be flown, or need permission first. We check yours before we book and tell you straight if it can’t be done. If it can’t, we inspect from the roof space, from windows and from the ground, and the report says what couldn’t be seen.

Is a drone inspection enough on its own?
For a roof check, often yes. For a purchase, no. The roof is one part of the house. Damp, electrics and structure need someone inside, which is why most people add the drone to a pre-purchase inspection.

Do you need access to the roof?
No. Just somewhere safe nearby to take off from.

Can you map my boundaries?
We can show what’s visible on the ground. Legal boundaries are a job for a licensed surveyor and the land registry.

What does it cost?
€290 + IVA with an inspection, €390 + IVA on its own. See all prices.
