Apartments in the city, moradias on the edge of town and stone houses in the villages. A builder goes through the property before you sign, puts a cost range on what he finds and tells you whether to buy, renegotiate or walk away. From €490 + IVA, report within 48 hours.
A lot of what buyers look at here is apartment blocks and moradias from the 1980s to the 2000s. The usual problems are flat roofs and tiled terraces with tired or missing membranes, single-glazed or poorly sealed windows, condensation and mould in rooms with no extraction, and electrics that pre-date proper RCD protection. None of it is unusual, and all of it can be priced.
Out in the villages it’s granite. Rising damp in walls with no damp-proof course, roofs patched for decades, cement repairs on walls that need lime, and extensions added in stages. The Minho gets more rain than anywhere else in mainland Portugal, so gutters, drainage and the base of the walls matter more here than further south.
Every report ends with a condition grade and a clear recommendation: buy, proceed with caveats, renegotiate or walk away, with costed negotiation points. A Portuguese version is included for your lawyer.
